Open Door Packaging, Inc. Renews and Restructures

Open Door Packaging, Inc. has signed a long-term lease renewal for its 125,000-square-foot warehouse distribution and office facility at 6911 Bickmore Avenue in Chino, California. The Class A industrial building is part of Watson Commerce Center, a 3.6 million-square-foot complex owned by Watson Land Company.
The property serves as Open Door’s distribution and administrative center for its full-service haircare packaging, formulation, and warehousing/fulfillment solutions. The company has been located here since 2013.
“The early lease restructure and extension provided an opportunity for our client to remain in a facility and location that worked well for its business and customers. The ownership retained a great tenant and Open Door received financial concessions toward upgrading their space and improving operational efficiencies,” said Joe Jones of Savills Studley, who represented Open Door in the transaction, along with colleagues Jeff Cannon and Andrew Morrow.

Strategically located within the Inland Empire, Watson Commerce Center provides premier access to Southern California’s transport infrastructure, including major shipping routes, the ports of Los Angeles and Long Beach, and the Chino, Ontario, Los Angeles and Long Beach airports.
The LEED-certified building features abundant clerestory glass and skylights for maximum natural light as well as 32-foot minimum clear heights and seven-inch reinforced floor slabs.
The five-year transaction is valued at more than $4 million.
