22 September 2017

In the last few years, significant market demand encouraged international brands and local businesses to seek property management market access. Amidst rising competition, Savills Vietnam continued to expand Ha Noi property management portfolio with StarLake developed by Tay Ho Tay Ltd.

StarLake is a luxury New Town in the centre of Tay Ho Tay Urban Area at the juncture of districts Bac Tu Liem, Tay Ho and Cau Giay being developed fundamentally in accordance with the master plan driven by Government’s vision to reform the capital city of Viet Nam. The project is only 5 kilometres away from the city centre and has easy access to major roads (Vo Chi Cong road/Pham Van Dong/ Hoang Quoc Viet road) and future metro lines. This area is becoming the new administrative centre of Ha Noi with government agencies, ministry offices and national cultural buildings; a very secure area with up scale restaurants and entertainment options.

StarLake will provide high-quality education services by operating the renowned bilingual schools & kindergarten, high end hotel accommodation, modern business and commercial office buildings with harmonious eco-friendly environmental benefits combined with stunning West Lake views. StarLake covers 24 hectares for low-storey villas with 36% construction density. The rest is dedicated to public areas, including a 4.5 hectare artificial lake with fountains and flood lighting adding attraction to the adjacent villas and hotels, residential complex, kids’ playground, tennis courts, soccer field, landscaping, etc. During Phase 1 of StarLake villa project, Savills will be providing management and operation services for completed villa blocks in the project area.

Ms. Vu Kieu Hanh, Head of Savills Property Management, North and Central Vietnam, shared: “One of the most valued quality in a property manager is transparency, which is one of the reasons Savills Vietnam have been entrusted with the property manager position in many projects, including StarLake: as an international property agency, we attach great importance to service transparency. While most residents in Vietnam are accustomed to the traditional service method- a building management hotline, applying technology for efficient three- way communication (residents- property agency- developer) in management service is a world trend that shows no sign of slowing down due to the transparency it provides.

At Savills Vietnam we lead this trend with a resident services application which is being adapted in a few projects in Ho Chi Minh city, namely the Vista and Masteri Thao Dien. The application aim to make living in a managed building easier and friction free while providing valuable insights on residents’ tastes and needs so improvements could be made promptly and appropriately. In the short term, this transparent communication channel saves time for all involved and a better living experience for the residents; in the long term, it could even help guide the developer’s next projects. As Vietnam property management approach full transparency and seamlessness in operation, more new technologies will be adapted in management and increasingly welcomed by developers and residents. ”

Savills is the leading property management service provider in Viet Nam and the Asia Pacific region with over 65 million sqm of prime commercial, luxury residential, shopping centres and industrial properties under management. In Viet Nam Savills manages over 2.5 million sqm. Apart from StarLake, Savills management portfolio includes other representative projects such as Richland Southern, BIDV Tower, Goldmark City (Hanoi), Saigon Pearl, The Vista, Avalon, Riviera Point, Masteri Thao Dien (HCMC).
